• Residential Home Inspection.  

  A Residential Inspection is an inspection of a single family dwelling for a homebuyer. It is usually performed after a seller enters into an initial contract for purchase of a property with the potential buyer. It is a thorough visual evaluation of all the systems of a house, with a written report and digital pictures provided by a Licensed Certified Inspector.

• Pre-Listing Home Inspection/No Doc Walkthrough.  

  A Pre-Listing Home Inspection is available as a "No Doc Walkthrough" which is typically performed for homeowners (seller) that is preparing the property for sale with/without a real estate agent. A No Document Walkthrough is an inspection through a house providing a professional's opinion with or without a written report. A pre-listing inspection is very desirable because it identifies problems before the house goes on the market. It will enable the homeowner to repair items that maybe considered a big stumbling block to a buyer.

• Builder Warranty Inspection.  

  A Builder's Warranty Inspection is usually performed on a newly built house that is still under the builder's one year warranty. It is usually performed in the 10th or 11th month after the date the occupancy form is issued to the homeowner. This inspection allows the homeowner to find any items of concern that should be addressed by the builder before their new home warranty expires.

• Commercial Inspection.  

  A Commercial Inspection is usualy performed on buildings that are zoned as commercial use. These inspections are usually performed on small business retail offices or food services and others. A professional evaluation with reporta nd digital photographs are provided.

• Infrared Thermal Camera Services.

• Underground Sewer Pipe Inspection.  

  Purpose: to reveal any underlying issues below the surface that cannot be viewed by the Human Eye. High-tech, digital camera used to locate problems in sewer pipes. Recordings available.

• Septic Inspection (Licensed and Bonded).  

  A professional evaluation of system and components*.
     * Tank covers must be exposed prior to inspection**.
  ** If not, we do provide locating and digging services for an additional charge.

• Well Inspection.  

  A professional evaluation of system typicaly includes 1 water sample testing for bacteria*.
     * Retesting or compliance testing is available**.

• Computerized Radon Gas Monitoring—OHIO LIC.  

  Purpose: to reveal any unacceptable levels of harmful gases that often go undetected. Radon gas is the #2 cause of lung cancer. If detected in your home, it can be lowered to acceptable levels. We use a continual radon monitor that gives readings every hour for the endurance of the test for accuracy. • Mold Testing.  

  Samples are taken and sent to a professional lab for determination of harmful molds on site. Multiple methods are used.

• Pest Control Inspection.  

  Real Estate Inspection, VA, FHA, Conventional Loans.
